Premium Sites designation meets the following criteria:
- Size: Consist of 20 or more developable acres
- Controlled ownership: Single source ownership or secure options
- Site survey: Site plan that include a boundary survey map or a 2-foot
interval aerial topographic survey
- Environmental Assessment: Current (less than 36 months) Phase 1
Environmental Assessment that conforms to the American Society for Testing
and Materials (ATMS), E1527-05 standard that includes historical or archeological
study
- Load bearing analysis has been done (report that determines the
ability of ground to absorb water and to determine the suitability of soil
for drainage based on a soil boring of at least 100 feet)
- Infrastructure specifics
- Electric service is 3 phase service
- Natural gas: 40-60 PSI, 5000 mmbtu
- Water: 6’ line with excess capacity
of 17,000 GPD
- Waste Water: 6' line with excess
capacity of 17,000 GPD
- Telecommunications service: T-1 or T-3 line available
- Transportation Accessibility
- Highway Access: Nearest highway is accessible by truck and close
to US Hwy and/or 4-lane improved highway.
- Railroad access: Information is supplied about nearest main and
branch lines.
- Proximity to Airport: Located within 60 miles of an airport offering
commercial service
- Zoning: Zoning information is provided and is conducive to commercial
and industrial service. Information on adjacent acreage is provided
- Topographical evaluation information provided in the property listing.
(Listing of site across developable portion of site does not exceed 10 %)
- Site Exposure: Property is free of wetlands, protected species or
other environmental issues.
- Flood plain: All developable acreage must be located determined
to be outside the FEMA 100-year flood plain.
